  • Collaborate and coordinate with Facilities and Property Management to define scope, priorities, operational requirements, and project delivery strategies.
  • Prepare detailed scopes of work, specifications, bid packages, pricing sheets, budgets, phasing plans, and schedules.
  • Review architectural and engineering drawings for completeness, constructability, design intent, and potential code issues; coordinate technical questions with responsible design professionals.
  • Coordinate material and finish selections, building system requirements, and long-lead items.

Bidding, Procurement & Contract Administration

  • Manage RFIs, submittals, shop drawings, change orders, and correspondence with consultants and contractors.

Construction Execution, Quality & Safety

  • Serve as primary project contact for contractors, subcontractors, consultants, and onsite building teams.
  • Conduct regular site inspections to monitor progress, workmanship, adherence to scope, design standards, and site safety expectations; escalate unsafe conditions and require contractor corrective action.
  • Manage schedules, milestones, contractor performance, work sequencing, and corrective actions; proactively resolve field issues.
  • Coordinate permits, building department inspections, testing, and expeditors with responsible professionals and contractors.
  • Establish quality standards and mock-ups for recurring apartment, corridor, and common-area renovations.
  • Coordinate access, deliveries, staging, elevator use, service shutdowns, and work affecting building systems.

Occupied Building & Resident Coordination

  • Partner with Property Management on resident communications, advance notices, access, noise and dust controls, and escalation protocols.
  • Sequence apartment work around vacancies, unit turns, leasing commitments, and move-in deadlines as applicable.

  • Communicate construction impacts, delays, and necessary decisions to building teams and leadership.

Financial Management & Reporting

  • Own project budget tracking, committed costs, forecasts, contingencies, and variance reporting for assigned projects.
  • Review estimates, change orders, payment applications, invoices, and completed work before recommending approval.
  • Coordinate purchase orders, procurement approvals, invoice issues, and project financial close-out in line with company procedures.
  • Maintain project trackers and prepare regular status reports covering schedule, costs, risks, decisions, and next steps.

Project Close-Out & Documentation

  • Manage punch lists, final inspections, deficiency corrections, and acceptance of completed work.
  • Collect warranties, as-built drawings, O&M manuals, permits, testing reports, and other required close-out documents.
  • Coordinate equipment training, turnover to building teams, and warranty follow-up.
  • Maintain organized project records and support standardized project specifications, equipment replacement priorities, and multi-year capital planning.
